How Do You Know What Your Home Is Really Worth?

Online estimates can be a useful starting point, but understanding your home's true market value requires looking beyond the numbers.


If you've ever looked up your home's value online, you've probably discovered something surprising.

One website says your home is worth one amount. Another estimates something entirely different. Then you hear what a neighbor's home sold for, and suddenly you're left wondering which number—if any—is actually accurate.

It's a question I hear often from homeowners, and the answer is both simple and nuanced.

Your home's value isn't determined by a formula.

It's determined by the market.

Comparable Sales Are Just the Starting Point

When Realtors prepare a market analysis, we begin by looking at comparable sales—homes that have recently sold and are similar in size, style, age, and location.

But finding comparable sales is only the beginning.

The real work comes from understanding how those homes compare to yours.

No two homes are exactly alike, even within the same neighborhood.

The Details Matter

Two homes may have the same square footage and number of bedrooms, yet sell for very different prices.

Why?

Because buyers evaluate far more than statistics.

They notice updates, maintenance, natural light, floor plan, curb appeal, outdoor living spaces, and overall condition. They compare how each home feels relative to others they've seen.

Sometimes seemingly small differences can meaningfully influence value.

The Market Is Constantly Changing

A home's value isn't fixed.

It's influenced by what's happening today—not what happened six months ago.

Current inventory, buyer demand, interest rates, seasonal trends, and competing listings all play a role.

That's why a home valuation is always a snapshot in time rather than a permanent number.

Online Estimates Have Their Place

Online valuation tools can be helpful for satisfying curiosity or getting a broad sense of the market.

What they can't do is walk through your home.

They don't know whether you've remodeled the kitchen, replaced the roof, created a beautiful outdoor entertaining space, or meticulously maintained the property for years.

They also can't evaluate the things buyers often respond to emotionally when they step inside.

Value Is More Than a Number

One of the things I enjoy most about preparing a market analysis is helping homeowners understand why a home is likely to be worth what it is—not simply providing a number.

Context matters.

Understanding what buyers are looking for, how your home compares with current competition, and what features truly influence value often leads to better decisions, whether you're planning to sell next month or simply thinking ahead.

A thoughtful market analysis isn't just about determining value.

It's about providing clarity.
